A warranty should identify the contractor's work, term, exclusions and reporting process. A broad marketing promise without a contract does not give the client enough information.
Covered work
The contract can cover listed finishes, tiling, flooring, installed constructions, electrical and plumbing work completed by the contractor. The exact term may differ by work category.
Common exclusions
Natural wear, incorrect operation, post-handover damage, third-party intervention, building-wide failures, flooding, fire, voltage events, manufacturer defects and client-supplied work or materials can fall outside the contractor's responsibility. The final list must be in the contract.
Reporting an issue
Notify the contractor promptly, describe the symptom and retain photographs or video. Avoid unnecessary third-party intervention before inspection unless urgent safety or damage prevention requires it. The contractor records the request, inspects and determines whether the issue is covered.
Evidence at handover
The estimate, acceptance records, photographs of concealed work, equipment documents and operating recommendations help distinguish an installation defect from external damage or product failure.
