Turnkey renovation describes how the agreed process is coordinated, not a universal list of work. One contractor can manage the property from inspection and planning through the renovation stages and final handover, but the exact inclusions still need to be written into the estimate and contract.

Common parts of the service

A project can include measurements, demolition, preparatory work, partitions, electrical and plumbing work, waterproofing, tiling, wall and ceiling finishes, flooring, installation of agreed fixtures, project management, stage inspections and handover. Material selection, purchasing and delivery can also be coordinated when listed.

Items that are not automatic

An interior design project, design supervision, furniture, appliances, sanitary equipment, air conditioning, external work and specialist approvals do not become included simply because the service is called turnkey. Materials and labour should be separated so the client can compare like with like.

How to check an offer

Ask for quantities, units, preparation requirements, exclusions, payment stages, change procedure and warranty terms. Check who coordinates the trades, how concealed work is recorded and how each stage is accepted. A low headline rate is not meaningful without its scope.

When turnkey is useful

It is particularly useful when several trades need coordination or when the owner manages the property from another city or country. It can apply to both a cosmetic and a major project: “turnkey” describes coordination, while “major” describes depth.
