The lowest initial figure is not enough to compare contractors. First establish whether the same preparation, building services, finishes, materials and management are included.
Ask for a site-based estimate
A contractor should inspect and measure the property before presenting a detailed final scope. Check line descriptions, units, quantities, exclusions and how unknown conditions will be handled.
Review real evidence
Look for case studies from one property rather than mixed images, with a clear brief, completed work and result. Ask whether the photographs belong to the contractor and whether budget and timing are confirmed. A render is not evidence of completed construction.
Understand who is responsible
Identify the main contact, who coordinates trades and who checks key stages. Ask how progress is reported, especially when you are outside Armenia.
Check payment and changes
Stage payments linked to completed and accepted work provide more visibility than one unexplained large payment. Changes should be documented with price and timeline effect before work.
Read warranty and handover terms
Confirm covered work, exclusions, reporting procedure and how final comments are resolved. The written documents matter more than a broad verbal promise.
