Assess renovation before committing to a scope
Record layout, area, finishes, electrical capacity, plumbing, heating, ventilation, moisture signs and previous alterations. A visually attractive apartment may still require work that cannot be priced from listing photographs.
New build or existing apartment
A new build can require a complete internal fit-out depending on handover condition. An existing apartment may have usable elements, or it may require careful demolition and utility replacement. Neither category automatically determines cost.
Build a usable initial budget
Separate purchase-related expenses from renovation. Within renovation, separate labour, materials, design, furniture, appliances, delivery and possible additional work. Use starting rates only as an early range.
Appointing a team while abroad
Agree the written scope, project manager, reporting channel, approval authority and stage payments. Decide how keys, access and material deliveries will be handled. A shared chat supports communication but does not replace formal records for important changes.
Before work begins
Complete measurements, define the intended use, prepare necessary layouts and technical drawings, confirm the estimate and order long-lead items. Avoid starting demolition before the decision process and responsibility model are clear.
